Tours are free and available in person or on this website’s floor plans page. In-person tours need to be scheduled in advance.
Appointments are required for tours so we can make sure the unit type(s) you want to see are available. However, online video tours are available for every type of unit on the floor plans page.
Our office located on-site and is very accessible, Monday-Friday 9am-6pm and Saturday 10am-4pm.
Applications are available on our website by visiting the Floor Plans page or on paper in the management office. Generally, applicants will need to apply on our Waitlist first and will be placed with an address once they are next in line. At the time your unit address is assigned, you will have 48 hours to pay the security deposit & sign the electronic lease documents to reserve the unit.
If you provide all the necessary documents at time of application, approval decisions are usually made in 48 business hours.
The application fee is $114.00 for the first applicant and $35 for each additional applicant (over 18 years old). The application fee covers your credit & background check, plus reserves the unit before others can rent it. The application fee is NOT refundable.
At the time your unit address is assigned, you will have 48 hours to pay the security deposit & sign the electronic lease documents to reserve the unit. Then, on move-in day, you will pay prorated rent and any applicable pet fees/pet deposits.

Rent can be paid online by ACH, credit card, or debit card (fees do apply for card payments). Our office does NOT accept cash, or any form of paper payment such as a personal check, money order, or cashier’s check (except on move-in day). WIPS (Walk-In Payment at Walmart or Payless) payments can be accepted in lieu of a “cash type” payment, however. ACH is free, but Debit, Credit, and WIPS payments will incur small fees.
You simply login to our resident portal, add a bank account or card, and make one-time payments or setup auto-pay to pull the 1st each month. Available options for payment are ACH, debit card, or credit card.
$16.00 trash fee, $35 pet rent per pet, and resident pays all utilities and renter’s insurance costs separately.
Utilities are not included and are paid separately by the resident to Tipmont (electric), City of Lafayette (water/sewer), and Vectren (gas)
Once your unit is assigned, security deposit is paid, and your lease is signed, our office will provide a checklist with your new address and how to set up utilities. Utilities used at Hawthorne Properties are TipMont for electric, CenterPoint for gas, and City of Lafayette for water/sewer.
Comcast and Metronet are available cable and internet providers at Hawthorne Properties **Please note: Comcast is NOT available in the upgraded Maple or Sycamore duplex unit**
Yes. If a resident refers an applicant and we are made aware, once the new applicant moves in, that resident will receive a $75 check in the mail within 45 days.
Guests are allowed on property, but visiting dogs are NOT allowed - Residents are completely responsible for their guests behavior
We do not allow on-site transfers within our community for any reason. If you decide to move to one of our sister properties, you will pay a new application fee and new deposits/fees at their property.
Resident pays 2/3 of the remaining rent on the lease OR 2 month's rent value, whichever is greater.
First Floor Apartments have a different price than the Second Floor Apartments. First floor is slightly higher in rent than the second floor units.
Our property offers a 24 hour fitness center, swimming pool, and sundeck during the summer, recycling services, 24-hour emergency maintenance, snow removal, lawn care, on-site management, pet-friendly, & an online resident portal for payments and work orders
The fitness center is available for tenants 24 hours a day.
The clubroom can be used during business hours.
The pool and sundeck are available from Memorial Day weekend to Labor Day weekend during the hours of 10am-10pm daily.
Key fobs are given to tenants at move-in to access the available amenities outside of business hours.
Yes, in the garden apartments, the parking is open and not assigned. Duplex residents have their own attached garage and a driveway for parking multiple cars. Street parking is NOT permitted.
A full-size washer and dryer are provided in each unit's utility room.
Yes, with restrictions: dogs must be under 40 lbs. full-grown (very strict), all pets must be registered by submitting an approved PetScreening profile & providing vet records with weight and vaccination details. Max of 2 pets are allowed per unit. Pets must be leashed and accompanied by owner at all times. Pet waste must be picked up immediately.
$35 monthly pet rent per pet, $300 non-refundable fee + $200 pet deposit per unit
**40 lb weight limit on dogs is very strict**
Our company requires a pet profile be submitted with PetScreening, also. The cost annually per pet is $30.

Furnished apartments are not provided by our company. We recommend CORT Furniture to furnish apartments.
Short Term leases are offered after the first 12-month lease has been completed. The Short term fee is $100 additional monthly.
Month to Month options are offered after the first 12-month lease has been completed. Month to Month fee is additional $200 monthly.
Yes - there is a separate application for Businesses/Corporations. Please inquire with the office directly.
No, packages are NOT accepted at the leasing office.
The fitness center is open 24 hours a day - residents use their own personal key fob to enter the clubhouse after business hours.

The Hawthorne Properties Clubroom cannot be rented. The clubroom is open to tenants during business hours and can be used in moderation for studying, work, etc.
The City of Lafayette enforces quiet hours between 10pm-7am Sunday-Thursday and 11pm-7am Friday-Saturday. We take the noise ordinace very seriously and ask that residents abide by it at all times.
From I-65 head East down SR-26, turn right (south) at the 550E light, go straight at the 4-way stop sign, and turn right onto Thornapple Lane. Hawthorne Properties sits off to the right on 550 E

Full Maintenance Turn Checklist including replacing parts to HVAC and appliances, professionally clean flooring or install brand new depending on age/condition, professional painting, profession cleaning
On-site maintenance is available during business hours. A technician is also on-call 24 hours a day for maintenance emergencies
Maintenance work orders can be submitted online (non-emergencies), by calling the office and speaking with a leasing agent, or by leaving a voicemail for the office after hours. After-hour emergencies are handled by calling the office number & following the prompts to leave a message for the on-call technician, who will call you back within minutes.
Maintenance issues are handled in order of priority (emergencies first), then in the order the work orders are received. Our property strives to complete all work orders within 24-48 hours (emergencies are completed immediately)
No, you do not have to be present
A lock out is considered an emergency, so a member of our staff or an on-call technician can always let you inside
Yes, you can decorate, hang curtains, hang pictures, mount televisions, etc. - it's YOUR HOME and should feel like home! There is no penalty as long as holes in the drywall are average nail/screw size at move-out. Residents can even paint their apartment, but it will need to be returned to the original color (Tempest Antique White) at move-out or there is a painting fee due.
